Coorparoo Square’s strength is resilience: over 66% of total income underpinned by ALDI and high-quality daily-needs tenants, long-term leases to ALDI and Dendy Cinemas to 2032, and a low average specialty occupancy cost of 12.1% with income growth still in it. The brief was to give those fundamentals the same energy as the laneway bars downstairs.
A silver CS monogram carries the brand through the film while a gold architectural outline lifts the centre out of every aerial — the same device tracing the connectivity story: Brisbane CBD, Fortitude Valley, the motorway and Coorparoo train station pinned in minutes. On the ground, the cameras stay with the operators — the cinema foyer, the bottleshop, the food and beverage laneway trading into the evening.
The film stitches asset, catchment and pipeline into one case: 521,940 residents in a highly affluent and growing catchment, one of Australia’s most sustainable shopping centres at 5-star NABERS Energy, and over 5,400 apartments in development around it. It fronted an expressions-of-interest campaign with a hard deadline — midday, Tuesday 5 July — and gave the asking price a film to live up to.
