A neighbourhood centre with $240 million in annual sales is not a neighbourhood story — it’s a blue-chip one. Colliers needed the campaign film for St Ives Shopping Village to carry serious institutional numbers — total MAT, trade-area population, traffic counts — while still feeling like the polished, affluent village its shoppers know.
The campaign device is gold: a particle system that presents the asset the way a jeweller presents a stone. It traces the site out of the aerial, builds the façade as a glowing render, sweeps down the NSW coastline to place it, and sets every headline figure in gilt type. Underneath the shine sits the substance — the triple supermarket offer of Coles, Woolworths and Harris Farm Markets, the stained-glass dome, the retail mix in full trade.
The film closes on the upside: value-add opportunities underpinned by existing demand for around 16,000 square metres of additional retail, visualised as a massing model of the future mixed-use potential on Mona Vale Road. Number one stays number one — the campaign frames St Ives not as a mature asset, but as one still mid-run.
