Regional retail gets underestimated by capital-city money — so the brief was to close that gap in two and a half minutes. Gateway Plaza anchors Warrnambool, one of Victoria’s largest coastal cities, with Coles, Kmart, Aldi and Best&Less under one roof, 6.2 million vehicles a year passing the Princes Highway frontage, and 95% of the GLA held by national and chain tenants.
The film runs on a light-beam motion system — columns of light that rank, reveal and underline every figure as it lands. Animated maps draw the asset into its geography: 220 kilometres down one of Australia’s most iconic coastal drives, 4.5 kilometres from the Warrnambool CBD, ringed by government-funded amenity and employment hubs. Site renders and tenancy plans break the centre down to its 17,525 square metres, 45 tenancies and 926 car spaces.
By the time the trade-area numbers arrive — 98,520 people, $1.44 billion in retail expenditure heading for $2.41 billion — the film has already done its job: Gateway Plaza reads as the go-to shopping destination of an expansive trade area, and the international EOI card lands on an audience that’s been convinced, not introduced.
